1. About these Terms
These Terms govern your use of pepasresidence.com (the “Website”) and any booking you make through it. By making a booking, you accept these Terms. If you do not accept them, do not use the Website to book.
The Website is operated by S.C. Pepas Investments S.R.L., a company registered in Romania, Trade Register no. J23/8411/2023, sole registration code (CUI) RO49280051, registered office at 12F Primaverii Street, Corbeanca, Ilfov, Romania (“we”, “us”, “the Operator”). 2. Definitions
Property / Accommodation — the apartment or unit offered for a short-term stay through the Website.
Guest / you — the person making the booking and every person staying under it.
Booking — a confirmed reservation for a specific Property and dates.
Booking Confirmation — the email we send confirming your reservation.
3. Who can book
You must be at least 18 and legally able to enter into a contract. The person making the booking is responsible for everyone in the party and for ensuring they follow these Terms and the house rules.
4. How a booking is made
You select a Property, dates and number of guests, and submit your request with payment.
A contract is formed only when we send a Booking Confirmation — not when you submit the request or when payment is authorised.
If we cannot confirm (e.g. the dates become unavailable, or payment fails), no contract is formed and any amount taken is refunded.
You are responsible for the accuracy of the details you provide. We are not liable for a booking made with a wrong email address or incorrect dates supplied by you.
5. Prices, taxes and fees
Prices are shown in EUR and, unless stated otherwise, include VAT where applicable.
The total payable is the amount displayed at checkout before payment, including any cleaning fee, service fee or deposit shown there.[Local tourist tax, if applicable] may be charged separately as required by local law and is stated before payment or collected at check-in.
We may correct obvious pricing errors. If a price is clearly wrong, we will contact you before charging; you may then confirm at the correct price or cancel for a full refund.
6. Payment
Payment is taken online at the time of booking through our payment provider, Libra Bank, Stripe and PayPal). We do not store your full card details.
Your booking is not confirmed until payment is processed successfully and we issue the Booking Confirmation.
Card payments may require 3-D Secure / bank authentication. Failed authentication may prevent the booking from completing.
7. Cancellations, changes and refunds
Free cancellation up to 30 days before check-in — full refund.
Cancellation within 29 days of check-in —75% refund, cancellation within 15 days of check-in —50% refund.
No-show or early departure — no refund.
Approved refunds are returned to the original payment method within 10 business days. Bank processing times are outside our control.
To cancel or change a booking, email us at booking@pepasresidence.com with your booking reference. Changes are subject to availability and may affect the price.
8. No right of withdrawal for dated accommodation
Under EU and Romanian consumer law (Directive 2011/83/EU, art. 16(l), transposed by OUG 34/2014, art. 16 lit. l), the 14-day right of withdrawal does not apply to accommodation services provided for a specific date or period. Your cancellation rights are those set out in section 7.
9. Check-in, check-out and access
Standard check-in is from 16:00; check-out is by 11:00. Other times must be agreed in advance and may not be possible.
We may ask for valid ID at or before check-in as required by law, and may refuse access if identity cannot be confirmed.
Access details (codes, keys, instructions) are provided before arrival and must not be shared with anyone outside your party.
10. House rules and guest obligations
You and your party agree to:
not exceed the maximum number of guests stated for the Property;
use the Property for accommodation only — not for events, parties or commercial activity, unless agreed in writing;
respect quiet hours and neighbours; no smoking; no pets unless stated otherwise;
leave the Property in a reasonable state and report any damage promptly.
You are responsible for any loss or damage caused by you or your party beyond normal use.
11. Security deposit (if applicable)
We may require a refundable deposit of 500 EUR, pre-authorised or charged at booking.
We may deduct the cost of damage, missing items, extra cleaning or breach of house rules, with a short explanation of any deduction.
The balance is released or refunded within 10 business days after check-out.
12. Our responsibilities
We will provide the Property as described, for the booked dates, in a clean and functional condition. Photos and descriptions are accurate to the best of our knowledge; minor differences in furnishings or layout do not entitle you to a refund.
13. If we have to cancel
In rare cases (e.g. damage to the Property, safety issues, force majeure) we may need to cancel a confirmed booking. If we do, we will — at your choice — offer comparable alternative accommodation or a full refund of amounts paid. Except where the law requires otherwise, our liability for a cancellation by us is limited to that refund.
14. Liability
We are not liable for indirect or consequential loss, loss of enjoyment, travel costs, or any loss that was not reasonably foreseeable.
We are not liable for loss or theft of personal belongings during your stay, except where caused by our proven fault.
Nothing in these Terms limits liability that cannot be limited by law, including death or personal injury caused by our negligence.
Except where the law provides otherwise, our total liability for any booking is limited to the total amount you paid for that booking.
15. Force majeure
We are not responsible for failure or delay caused by events outside our reasonable control (e.g. natural disasters, utility failures, strikes, government measures, epidemics). Where such an event prevents the stay, the only remedy is rescheduling or a refund of unused amounts.
16. Third-party services
The Website relies on third-party services (payment processing, maps, hosting, email). We are not responsible for their availability or performance. A failure in a third-party service does not create liability for us beyond refunding amounts due for a booking that could not be honoured.
17. Personal data
We process your personal data to manage your booking and meet our legal obligations, as described in our Privacy Policy | Pepas Residence. By booking, you confirm you have read it.
18. Intellectual property
All content on the Website (text, images, logos, design) belongs to us or our licensors and may not be copied or reused without our written permission.
19. Complaints and dispute resolution
Please raise any issue with us first at booking@pepasresidence.com with your booking reference, so we can resolve it quickly. We aim to respond within 1 business days.
If we cannot resolve it, you may contact the National Authority for Consumer Protection (ANPC) in Romania (anpc.ro), or an authorised alternative dispute resolution (SAL) body under OG 38/2015. The EU Online Dispute Resolution (ODR) platform was discontinued on 20 July 2025 and is no longer available; the EU consumer-redress directory is at consumer-redress.ec.europa.eu.
20. Governing law and jurisdiction
These Terms are governed by Romanian law. Disputes are subject to the competent Romanian courts, without affecting the mandatory consumer protections of your country of residence.
21. Changes to these Terms
We may update these Terms. The version that applies to your booking is the one published on the Website at the time you book. Changes do not affect bookings already confirmed.
